Pre-Purchase Home Inspection:

A home inspection prior to purchasing gives you some of the most important information needed to protect you and your family. Not understanding the true condition of your potential purchase can cost you thousands of dollars, not to mention countless hours of your time. Regardless of whether an inspection can uncover a major defect or regular needed repairs or maintenance. It makes sense to have an independent review done on your behalf so you have a clear picture.
Pre-purchase inspections  are visual processes in which all of the items typically used in a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, and air-conditioning and heating systems operated. The Inspector will fill the sinks and tubs, run the showers and flush the toilets and make notes on the condition and operation of the components tested.

Pre-Listing Home Inspection:

Pre-Listing inspections make your home easier and faster to sell. An inspection can prevent surprises from cropping up at closing time and provide prospective buyers with an atmosphere of good faith and confidence. By knowing about problems in advance, you can then decide if you wish to fix the problem or disclose it to the buyer.
Problem Investigation Inspection:

The nature of home ownership, today, generally involves:
1) the breakdown of components; and, 2) proper functioning of the property. Certain persistent problems may need expert investigation to identify a successful resolution. An experienced inspector with a background in construction can identify the cause and recommend an efficient and cost effective remedy. New House Completion Inspection:

New construction inspections are performed at the completion of construction, but prior to your final walkthrough with the builder's customer service representative or superintendent. It is always a good idea to verify that utilities (gas, water and electric) have been turned on, either by you or the builder depending on the builder's policy. The inspection should be scheduled just a day or two before you final walkthrough with the builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you.

The following is a highlight of our inspection process, as outlined by the  Standards of Practice:
1.Structural System. We examine the foundation, basement or crawlspaces, attics and overall construction of the house.

We focus on issues specific to the British Columbia region such as water and moisture problems.
2.Exterior. All exterior surfaces and attached features including decks and balconies.

Whether it is brick, siding or stucco, we look for signs of damage and potential trouble spots.
3.Roof System. When possible, we will perform a physical inspection of the roofing structure including skylights and chimneys.
4.Plumbing System. We inspect both supply and drainage systems including the water heating system.

We will also locate all primary water shutoff valves.
5.Electrical System. We inspect the electrical panels, testing for safety hazards.
6.Heating System. Normally, we will run and test the heating system, checking for gas leaks and carbon monoxide where applicable.
7.Air Conditioning System. Weather permitting, we will perform a test on the air conditioning system.

We will check the system's overall performance and if any potential problems might arise.
8.Interior. We perform a complete visual and physical inspection of all accessible areas

inside the house, including kitchen, major appliances, and the garage.
9.Insulation and Ventilation. We inspect all visible insulation materials and ventilation systems.
10.Fireplaces. All fireplaces are checked for potential hazards including gas leaks.
